The Home Inspection and Why it is so Important!
A home inspection is a non-invasive examination of the condition of a home, often performed in connection with the sale of that home. Our home inspections are conducted by a home inspector who has the proper licensing, insurance, and over 27 years of experience to perform such inspections. We prepare and deliver to the client a detailed, illustrated, comprehensive written report of the property’s deficiencies, based on extensive knowledge of residential construction, remodeling, and Florida building codes. Our clients then use the knowledge gained to make informed decisions about their pending real estate purchase.
In Florida, a contract to purchase a house may include a contingency that the contract is not valid until the buyer, through a home inspector or other agents, has had an opportunity to verify the condition of the property. In Florida, home inspectors are required to be licensed and properly insured. Typical requirements for obtaining a license are the completion of an approved training course and/or a successful examination by the state’s licensing board. Florida also require inspectors to periodically obtain continuing education credits in order to renew their licenses.
An inspector will check the roof, heating system, water heater, air-conditioning system, structure, plumbing, electrical, and many other aspects of buildings looking for improper building practices, those items that require extensive repairs, items that are general maintenance issues, as well as fire and safety issues. However, it should also be noted that a home inspection is not technically exhaustive and does not imply that every defect will be discovered. A general list of exclusions include but are not limited to: code or zoning violations, permit research, property measurements or surveys, boundaries, easements or right of way, conditions of title, proximity to environmental hazards, noise interference, soil or geological conditions, well water systems or water quality, underground sewer lines and/or waste disposal systems, buried piping, cisterns, underground water tanks and sprinkler systems to name a few.
A Home Inspection, performed by a qualified, licensed professional Inspector, is valuable for both home buyers and sellers alike. In a hot market like ours here in SW Florida recently, many sales transactions have been completed in record time. But just because it’s a fast sale doesn’t make the inspection any less important. In fact, with so many bank owned sales and investor “flipping” in our area, it is even more important to hire a professional Inspector to look out for your best interests!
As a Residential Contractor of almost 30 years, I have seen some… well I’ll just say it, some “unscrupulous” repairs made to hide defects and maximize profits! Buying a home is one of the largest purchases many of us will ever make, and rushing into the deal blindly can cost you dearly. On that note, please do not make the “other” mistake of trying to save $50 on a $100,000 plus purchase like a home. We all realize that our current economy is tight, but hiring the cheapest Home Inspector is to save a few bucks is not a smart choice. Most professional Home Inspections for the average 3/2/2 in SW Florida start around $300, and if you find someone willing to do them for less, you need to question why! All Home Inspection businesses have many costs involved that most consumers cannot realize, such as fuel and travel expenses, office and licensing overhead, and the expensive insurance required to perform professionally! I can assure you, that the Inspectors willing to perform these various inspections at a discount rate, are cutting corners somewhere! As the old adage goes; “You get what you pay for!”
